Rezoning Information

On April 18th, a rezoning case in District 7 was presented and the rezoning meeting has been rescheduled to be held on May 2nd. Our District 7 representatives have shared the following information on the rezoning request regarding the KIA Lot at the 3000 block of West Loop 410. The intention is for our community to be informed and be aware of the rezoning request under review.

This topic has been under development since 2022 and has been a part of previous information sessions held by the Oak Hills Citizens Association both in person and as part of virtual meetings. Our OHCA board is intent on sharing the information received below from the rezoning meeting and from the Loop 410 Properties SA, Ltd., through our blog and other forms of neighborhood communication.

As part of this rezoning topic, you can also review the preliminary restrictive covenants the Loop 410 properties representatives have drafted and propose to submit as part of the rezoning request. The content and arrangement are under negotiation and feedback is welcome to be submitted to the Zoning Commission contact information below.

Rezoning Meeting Summary

ZONING CASE Z-2023-10700060 CD (Council District 7): A request for a change in zoning from “O-2 AHOD” High-Rise Office Airport Hazard Overlay District to “C-2 CD AHOD” Commercial Airport Hazard Overlay District with a Conditional Use for Motor Vehicle Sales (Full Service) on Lot 32, Block 9, NCB 12479, generally located at the 3000 block of West Loop 410

We encourage citizens to attend the public hearings. If you are unable to attend, you can submit comments for the Zoning Commission to consider. Proposed Restrictive Covenants with Rezoning

Excerpt of draft restrictions for reference:


  1. Building Height: The building height shall not exceed two (2)
    stories, including the roof. The rear wall of the
    building will not exceed 21 feet.
  2. Fencing Height: The Development shall maintain a private,
    solid screen wood fence that is at least 6 feet in
    height along the rear and west side-yard
    property lines.
  3. Lighting: Declarant will incorporate downlight fixtures
    and the downlight fixtures shall be directed
    away from neighboring residential properties.
  4. Noise Control: Declarant will not utilize outside speakers. All
    vehicle repairs shall only be performed within
    the enclosed shop area.
  5. Signage: In addition to Signage on the building, all
    Freestanding Sign(s) shall be located in
    proximity to the Loop 410 frontage road. All
    Freestanding Signage utilizing LED
    illumination shall be contained within the sign.
